Bank Loan and Mortgage in Bulgaria
Housing loans in Bulgaria may be used for purchase of apartments, houses, villas and garages built by monolithic/solid construction system, entirely developed and provided with use permit or at rough construction stage.
Own participation compared to the deal price must be at least 30 %. Maximum admissible loan amount towards the discounted market valuation of the collateral – up to 70 %. The loan is granted for a payment terms from 3 to 20 years. Loan applicants shall be at least 21 years and shall not be 63 years old as of the final repayment due date of the loan.
The loan can be granted in any of the currencies, listed below: EUR, BGN.
Mortgage in favor of the bank can be granted only for real estates built under monolithic/solid construction system – apartments, houses, villas and garages, entirely developed and provided with use permit or at rough construction stage. You CAN NOT apply for a mortgage on an off plan property. All expenses for registration of collateral and its insurance shall be paid by DEBTOR. Mortgage for purchasing land can be granted for regulated plots only. The amount is up to 50% of the market value of the housing estate to be purchased (according to a licensed appraiser).
The annual interest rate you have to pay is 8.65%. The fee for review of loan application or property evaluation shall amount to EUR 32, which is non-refundable in case the loan application is rejected. The bank fee for maintenance and operative servicing of a current account shall amount 1.25% of the loan for the first year of the loan; 1.20% for the rest remaining period.
The loan agreement shall be concluded in Bulgaria and the applicable law therein is Bulgarian law.
